Domestic high-net-worth investors and family offices have gravitated toward freehold and 999-year leasehold shophouses in District 8 (Jalan Besar and Little India) and District 15 (Joo Chiat and Katong), where entry prices per square foot of built-up area remain 35% to 50% below Telok Ayer and Tanjong Pagar.
